Some Developers Don't Protect the Tenant's Broker
N3 values brokers. If a broker has an established brokerage relationship with the tenant, we will work seamlessly with that broker to jointly source sites and protect them on commissions. In addition, we also engage local brokers to assist us with site selection assignments if the tenant is not already represented.
Land Search Assignments are Time-Consuming and Don't Pay Lease Commissions
Sourcing and underwriting ground-up opportunities, especially in several markets, takes an enormous amount of the brokers time. That’s why N3 is committed to helping the brokers by doing the bulk of the legwork, mapping and underwriting while the brokers focus on what they do best – tenant relationships and sourcing sites. Brokers will be protected on the land commission and will also retain the right to lease any additional shop spaces on the deal.
Sometimes Developers Don’t Deliver on Their Promises
N3 delivers on its promises and underwrites all of our deals upfront. We do not make offers on deals and then see if the numbers work out during the diligence period. We have our own capital to invest; if we write an offer, there’s a high probability that we will contract and close it. We strive to make the broker look good by meeting our tenant commitments on time, every time and providing excellent customer service to the tenant throughout the entire process.

We can convert older buildings into new spaces, purchase centers and re-develop spaces, build new centers to establish a presence in the area or buy larger land parcels to lower costs and fulfill tenant needs.
