N3 Real Estate Acquires Land for New Retail and Restaurant Developments

Southlake, Texas – February 28, 2019 – N3 Real Estate is excited to announce that it recently purchased three pieces of land for development in Denison, TX, Jackson, TN and Lawton, OK.

The Denison site is located at entrance to the new Gateway Village mixed-use development at Highway 75& Grayson Road.  N3 will develop a 5,000-8,000 SF multi-tenant strip next to Starbucks.   Gateway Village is a master-development owned by Covenant Development which includes residential development, a new HeyDay Entertainment center, hotel and conference facilities and additional retail and restaurant users.

The site in Jackson, TN is anticipated to include two free-standing build-to-suit quick-service restaurants.  The site is at Dr. F.E. Wright and Bancorpsouth Parkway in Jackson, TN which captures 20,000 vehicles per day.  The area is located on a newly-developed retail hub off I-40 which captures the local residents as well as 68,000 vehicles per day.  Area retailers and entertainment users include West Tennessee Healthcare Sportsplex, The Ballpark at Jackson, Food Giant, McDonald’s, Sonic, Burger King, Sky Zone Trampoline Park, Holiday Inn Express, Dollar Tree and Hibbett Sports.

N3 is also developing a 7,250 SF multi-tenant strip center in front of Target in Lawton, OK.  The strip will be anchored by Tropical Smoothie.  Lawton is a growing community which is home to Fort Sill Army Base as well as approximately 130,000 residents in the MSA.  N3 has 5,800 SF available at this location for lease which can be demised.
