Rooted in Retail Development

N3 was founded in 2004 as a build-to-suit developer for Starbucks, successfully delivering over 100 locations. From there, we quickly expanded to serve a broader range of retailers, earning a reputation for rolling out several locations across multiple markets at once, on time and budget.  Our deep understanding of retail site selection allowed us to consistently find high-quality sites and our professional approach to construction management allowed us to meet store delivery deadlines consistently.

Over time, we evolved beyond development and began holding the build-to-suit properties that we built, acquiring larger retail properties and providing capital to other developers. Backed by institutional and high-net worth capital sources, we brought in seasoned investment and asset management professionals to complement the development business. In 2019, we added a captive brokerage called N3 Commercial Realty so that we could provide project leasing and property management services to third parties.

To date, we’ve built a track record of $830M+ asset value over 315 deals.  We’ve maintained our focus on investing in retail real estate, whether through development, acquisitions, leasing, management, lending, or providing equity to others over 20 years. Our strong relationships with retail and restaurant brands, our deep knowledge of markets and retail corridors, and our financial expertise make N3 uniquely suited to source, execute and manage retail property investments for institutions, family offices and high net-worth individuals.  Our mission is to increase the long-term value of each space and shopping center to its full potential on behalf of our investors and clients.
